Last night I attended a special real estate event put together by Toronto Life and received their ultimate Toronto real estate guide for 2013. Their “Where To Buy Now” is a hot topic in the real estate world and among Torontonians and I got a sneak peek in this guide and I’m going to share it with all of you. I will list all the neighbourhoods and then talk about 2 neighbourhoods that are near and dear to me. You ready? Here’s the list:
- Seaton Village
- Corso Italia
- L’Amoreaux (re-appeared again this year)
- Moss Park
- Islington Village
- Upper Yorkville
- Dovercourt Village
So this is the list, do you live in any of these hoods? The 2 neighbourhoods I will single out are Corso Italia and Dovercourt Village.
This neighbourhood has a special place in my heart as I purchased my very first home in this Toronto neighbourhood, single detached , 5 steps up from St, Clair for a whopping $353,000 (in 2008). It was originally listed at $299,999 with an offer deadline, of course! At the time I was just studying to get my real estate licence so my mom represented me on this deal and we scooped up this house after beating out 9 other offers! I also purchased my second home in this hood too. This home was one of my favourites, a huge semi detached with 3 bedrooms, 3 washrooms and a balcony off the master bedroom. I scooped up this home for, are you ready for it……$288,000 (in 2009)!!! Can you believe it? Long gone are those days, especially in Corso Italia, here are the numbers you need to get into this neighbourhood now:
- Average home price in 2012 was $548,585, up 4% from 2011
- Average days on the market, 18
- Average property taxes $3,128
- predominately a Portuguese and Italian neighbourhood with a lot of pride of ownership & hospitality
- young families are slowly taking over
- St. Clair streetcar that takes you to St. Clair W subway station
- great pizza, espresso and gelato places
- community center with an indoor and outdoor pool
- 2nd largest park in Toronto (36 acres), Earlscourt Park, complete with a dog park, soccer field, baseball diamond & outdoor skating rink
Although I have never owned property in this Toronto neighbourhood (too expensive for me), it’s only a couple of neighbourhoods over from my home in the Junction Triangle, which by Toronto terms is not far at all! Just like the Junction Triangle & Wallace Emerson hoods, Dovercourt Village wasn’t a desirable neighbourhood back in the day as people stayed away from the West side of Toronto and all the rooming housing. Fast forward to now, all 3 of these neighbourhoods are extremely desirable with young urban families, trading up their condos for actual homes. They are tearing apart the old rooming houses into modern homes with charm and character, just like I did with my last 3 projects in the Junction Triangle. Let’s take a look at the numbers that will get you into Dovercourt Village:
- Average home price in 2012 was $657,209, up 21% from 2011
- Average days on the market, 35 (I feel this number is a lot smaller with the lack of listings and huge demand)
- Average property taxes $3,074
- tucked away Dovercourt Park for the locals to enjoy which is dog friendly and has a Boys & Girls Club
- big revitalization happening on Bloor St W between Crawford to Lansdowne
- lots of cool coffee spots, bars & restaurants
- Edwardian style homes with good bones
- hopefully a Farmers Market in the near future?
- TTC accessible
